Can't remember the names of these Shoujo mangas

So I read these a while ago and want to re-read them but I cannot for the life of me remember what they are called.
Manga 1: Male lead lives in the boarding house run by the girl's dad and I think he refers to her as a landlord. He seems goofy and wears glasses but in reality he is a famous singer in a band. I remember one chapter she goes to his hotel and when she is leaving, thinking that he rejected her, he catches up to her on the elevator and they kiss. I'm not sure if that helps, but that's all I can remember.
Manga 2: The girl reads lyrics that the male lead wrote on his desk and it makes her interested in him. I feel like the title had the word senpai in it but I'm not sure. They start dating super early in the manga and he starts liking her more and more as they date if I remember correctly. I'm trying to remember specific chapters. There is a chapter where they are having a school festival and she visits him and he is hiding in a box for his classes' haunted house and she gets in the box with him and they start kissing. That's all I can remember.
