Reading on myreadingmanga (theres 4ch there) I have a theory.. The reason why they say in the rules to never go to his floor is because everyone who sees him instantly gains feelings for him physically and mentally. That physical and mental feeling gained IS the hereditary illness. Thats why the dude in the beginning said that hereditary illnesses can still be passed to other people. Also, I think he relies on everyone’s blood to either keep himself alive or to make new kin. The 50 or so yearold housekeeper might have been his lady back in the day or his first of kin.
