The uploads at bato.to is the official translation. Someone buys the chapter with the official translation and uploads it at bato.to. The latest chapter of official translation is 25 and the update is every week. So just bear with it.

In bato.to they update once a week and is still in ch. 25 to reach chapter 40 almost 15 weeks is needed (correct me if i'm wrong)
