I had a moment of revelation and finally understood everything that happened in chapter 3. Follow me.
1) I think I get why Minato has a lot of his friends' stuff around. Remember when the seme asked Minato if he ever thought about working in the morning? He said it's better to be alone in the day than in the night because it isn't quiet. So Minato just invites his friends over a lot because he gets really lonely.
2) The perfume part confused me at first. But then I realized Minato grabbed the seme's arm and smelled him. The reason was obvious, when the seme said the perfume was familiar, Minato realized it was probably because his ex-wife or gfs used it. He smelled the seme to see if he had any girl's perfume on his clothes and seduced him with the underwear.
3) As for the last part, it's just Minato hiding in the bathroom because he got jealous and the seme chasing after him.
